The Live Local Bottleneck
Shareholder Tara Tedrow recently spoke with the Orlando Business Journal about why Florida’s Live Local Act has generated significant developer interest but relatively few construction starts.
In the article, entitled “The Live Local Bottleneck,” Tedrow explained that implementation has been slow and the law has not yet produced the surge in affordable housing development that legislators intended. However, she noted that successful projects demonstrate the law’s potential.
Tedrow pointed to Hillpointe’s Pointe Grand Hills at Minneola, a Lake County development along U.S. Highway 27, as a strong example.
“It accomplished exactly what the act envisioned—a streamlined development of a commercial property within the legislation’s AMI ranges that provides housing options meeting a critical market demand,” said Tedrow.
She added that another fully entitled Live Local site adjacent to the development could move forward following site plan approval.
“Examples like that give hope to Live Local achieving its intended goals and broadening access to needed rental units,” Tedrow said.
